Yes, for standard rate bookings we require a deposit of 30%, payable by credit card or bank transfer within 48 hours of booking. The balance will be paid 14 days prior to the arrival date. For bookings with a non-refundable rate or an insured rate, we require an advance payment of the accommodation fee.
If the deadline for payment of the deposit has passed, please contact us immediately. Please note that we can cancel your booking after 48 hours.
We have adopted very flexible conditions: free cancellation within 14 days of arrival. You can see the penalties during the booking process or consult the terms and conditions.
Yes, in low season the minimum stay is 4 days, while in high season it is 7 days.

If you would like to change the dates of your booking, please contact us so we can check if the requested period is still available.
You can cancel your reservation free of charge within 14 days of your arrival date by simply clicking on the appropriate link in your confirmation email, or call us and we will cancel it.

We advise you to go to the agency, because if the flat is available, we deliver it after registration. However, we often manage to deliver the flat before the scheduled time.
Yes, if you have communicated your arrival time, however, you will also receive instructions to enter the house yourself, check-in will take place the following morning.
Of course, you will be asked during the online check-in, so that we can ensure that you can enter the flat at night. Please also inform us of any delays via whatsapp.
The possibility will be communicated during check-in and in any case will never be 100% guaranteed. Late check-out is free of charge.

You can leave your luggage free of charge at our office, collection will only be possible during office hours.
A security deposit by credit card or cash is required and will be returned at the end of the stay, subject to any damage caused to the flat and its furnishings.
The price includes flat-rate consumption of electricity, water, gas, final cleaning and on-site assistance.
Before 7 a.m. it will not be possible to check out contradictorily, so you can leave the flat and the security deposit will be returned within seven days of your departure date. Early check-out is not possible.

From 0 to 2 years old, children are not counted for occupancy, so they do not pay. From 3 years up to 11 years, they pay half € 3.00 per day, not for all flats.

No, pets are not allowed in our holiday homes with the exception of the Bonsai flats.
Yes, all holiday homes have free parking spaces, some are even private.
You will only have to equip yourself with cleaning products; everything you need to clean the flat is provided.
At San Teodoro we practice scrupulous waste separation. Please follow the instructions you will find in the house. It is forbidden to leave rubbish on the day of departure, otherwise a penalty of € 50.00 will be deducted from your deposit.
No final cleaning with sanitation/sanitisation is included in the price, we kindly ask you not to leave the flat in an indecent condition. The kitchen must be left clean, otherwise € 50.00 will be deducted from the deposit.
The agency provides continuous assistance to guests during their stay, at check-in you will be given a phone number available for anything.
Yes, in addition to the normal rules of decency and quiet living, such as respecting the hours of silence, inside each flat you will find an info book where you can read all the rules you will have to abide by, such as recycling, no smoking in indoor spaces, no bringing animals into the house and no unregistered persons, etc.
