How to choose your flat: all you need to ask yourself
On this page we have summarised the frequently asked questions you submit before booking; they are grouped into five sections for easy reading.
How can I book a flat?
Use our booking engine by entering all the data. You will receive a booking confirmation by email once the procedure is complete. If you are not comfortable with this, you can contact us by email or telephone.
Do I have to pay a deposit to book?
We require a 30% deposit, payable by credit card or bank transfer within 48 hours of booking. The balance will be paid on site.
If I don’t manage to make the transfer by the deadline, what happens?
If the deadline for payment of the deposit has passed, please contact us immediately. Please note that we can cancel your booking after 48 hours.
Are there penalties for cancellation?
We have adopted very flexible conditions: free cancellation within 14 days of arrival. You can see the penalties during the booking process or consult the terms and conditions.
Is there a minimum stay?
Yes, in low season the minimum stay is 4 days, while in high season it is 7 days.
Are there any particular restrictions on arrivals and departures?
It depends on the structure: San Teodoro Residential Complexes and Cala Paradiso Apartments check-in and check-out are possible on any day of the week, while for the Arcobaleno Residence only on Tuesday and Saturday, Wednesday and Sunday for the Le Canne Residential Centre.
I made a reservation but I need to change the dates, how can I do that?
If you would like to change the dates of your booking, please contact us so we can check if the requested period is still available.
How can I cancel my reservation?
You can cancel your reservation free of charge within 14 days of your arrival date by simply clicking on the appropriate link in your confirmation email, or call us and we will cancel it.
When I arrive in San Teodoro, where do I pick up the keys?
In via Pescara, at the Arcos Vacanze s.r.l.s. agency.
What time is check-in scheduled?
Check-in is between 17:00 and 20:00.
I arrive in San Teodoro early in the morning, should I wait until 17:00?
We recommend that you go to the agency, because if the flat is available we will deliver it after registration. However, we often manage to deliver the flat before the scheduled time.
I arrive in San Teodoro after 20:00, will I find someone waiting for me?
Yes, if you have communicated your arrival time.
What time is check-out scheduled?
Check-out is until 10:00 am.
Is it possible to postpone the check-out time?
The possibility will be communicated during check-in and in any case will never be 100% guaranteed. Late check-out is free of charge.
Is it possible to leave my luggage at the agency after 10:00 am on the day of check-out?
Yes, you can leave your luggage free of charge at our office, but collection will only be possible during office hours.
Do I have to pay a deposit?
A security deposit by credit card or cash is required and will be returned at the end of your stay, subject to any damage caused to the flat and its furnishings.
Il traghetto parte la mattina alle 7:00 quindi devo lasciare prima l’appartamento, è possibile fare il check-out?
Prima delle ore 7:00 non sarà possibile fare il check-out in contraddittorio, quindi puoi lasciare l’appartamento e il deposito cauzionale sarà restituito entro sette giorni dalla data di partenza. Non è possibile anticipare il check-out.
What does the price of the flat include?
The price includes all-inclusive consumption of electricity, water, gas, final cleaning and on-site assistance.
Are there any extra paid services?
The following optional services are available on request:
– Towel and linen hire: € 14.00 per person per week.
– Additional cleaning*: variable, depends on the flat
– Pram € 3,00 per day
– Baby cot € 5,00 per day
– High chair € 2,00 per day
– Air Conditioning: € 10 per day
Do children pay?
From 0 to 2 years old, children are not counted for occupancy, so they do not pay.
Are the flats equipped with TV, wifi and washing machine?
Residence Arcobaleno and Centro Residenziale Le Canne have a coin-operated laundry room, while all other flats have a washing machine. All flats have a flat screen TV. The wifi service, if present, is free.
Are animals allowed?
No, pets are not allowed in our holiday homes.
Is there a parking space?
Yes, all holiday homes have free parking spaces, some of which are also private.
Do I get shampoo and soap on arrival?
Yes, in our flats you will find a courtesy kit for each guest, with shampoo, soap and toilet paper.
Do I have to bring everything i need to clean the flat?
You will only have to equip yourself with cleaning products, everything you need to clean the flat is provided.
Do I have to clean the flat when I leave?
No, the final cleaning with sanitation is included in the price, we kindly ask you not to leave the flat in an indecent condition. The kitchen must be left clean, otherwise € 50,00 will be deducted from the deposit.
Do I have to separate waste?
Yes, In San Teodoro we practice scrupulous waste separation. Please follow the instructions that you will find in the house. It is forbidden to leave rubbish on the day of departure, otherwise a penalty of € 50.00 will be deducted from the deposit.
Given the Covid 19 pandemic situation, are the flats sanitised?
Yes, we have adopted all the specifications prescribed by the relevant authorities to ensure compliance with safety and hygiene standards. Our staff will apply strict hygiene measures both in the accommodation and in the common areas. We thank you for your cooperation and ask you to follow all the instructions given to you at check-in.
I may need assistance during my stay, who should I contact?
The agency provides continuous assistance to guests during their stay, at check-in you will be provided with a telephone number available for any eventualities.
Do I have to pay a tourist tax?
No, it is not planned for the 2020 season.
Are there any rules to follow?
Yes, in addition to the normal rules of decency and quiet living, such as respecting the hours of silence, when you check in you will be given a rental agreement setting out all the rules you will have to abide by, such as recycling, no smoking inside, no bringing animals into the house and no unregistered persons, etc.
How far is San Teodoro from Olbia?
San Teodoro is about 20 km from the airport and 25 km from the port of Olbia, which can be easily reached by taking the 4-lane highway 131.
Where are your holiday homes?
All our flats are located in the municipality of San Teodoro.
Do you have holiday homes in San Teodoro near the sea?
We have several holiday homes close to La Cinta beach and well connected to the city centre.
What are the holiday homes near La Cinta beach?
The Arcobaleno Residence and the Le Canne Residential Centre are both about 500 metres from the sea.
Can I request a transfer from the airport?
Of course! We can book the transfer for you, we will need to know the airline, flight number, arrival airport, arrival time. You will receive a confirmation voucher after booking.
Do I have to pay you or the driver? Also, how do I recognise the taxi driver?
You will have to pay the driver on the spot. The taxi driver will be waiting for you at the airport exit with a sign with your name on it.
Is it possible to move around San Teodoro without a car?
Absolutely! When you arrive, you will realise that San Teodoro is easy to visit on foot. To reach the other beaches in the area, you can take the beach bus or the Teodorino train.
Do you have a tour guide service and boat trips?
Yes, we offer our guests individual and group excursions. You can book the service before or during your stay. You will get all the information at check-in.
In San Teodoro I would like to make boat trips, do you have any agreements?
For you we can book boat or dinghy excursions in the La Maddalena Archipelago or in the Gulf of Orosei and the Tavolara Marine Protected Area.
During my stay in San Teodoro, I would like to hire an inflatable boat, can I contact you?
Absolutely! We have several agreements with the best boat hire services in San Teodoro.

What can I do in San Teodoro in the evening?
You’re spoilt for choice. San Teodoro is famous for its discos, its nightclubs and its movida. Moreover, every evening the streets of the centre become pedestrian areas thanks to the presence of the Coclearia evening market.
