The following terms and conditions form an integral part of the rental agreement for the period booked by you and are therefore understood to be known and accepted by you at the time of conclusion as contractual conditions.
The rental contract is concluded only upon receipt of our confirmation letter or e-mail, which will be sent after receipt of a deposit equal to 30% of the rent. The payment must be made no later than 48 hours after the booking request by bank transfer.
Failure to make the above payment on the agreed date shall constitute an express termination clause from the contract. The minimum stay is 7 days in high season and 4 days in low season; arrivals and departures are governed by the rules established in the various accommodations. The provision of linen is optional and if not requested at the time of booking, may be requested at check-in. The balance of the agreed amount for the stay, is to be paid 14 days before the arrival date while the optional services are to be paid upon arrival at the Agency, at the handing over of the keys by cash, credit card or debit card: bank cheques are not accepted. Failure to pay this fee will result in the automatic termination of the contract and the sum already paid at the time of booking will remain with our Agency as compensation.
The handover of the keys of the accommodation, with the completion of the acceptance procedure is scheduled for the day of contractual arrival from 17:00 to 20:00 at the Agenzia Arcos Vacanze s.r.l.s. San Teodoro, Via Pescara, s.n. 07052 San Teodoro (SS). In the event of delays, please advise promptly on +39 389 1963084. The contractor must be in possession of an identity document and the confirmation Voucher. Departure is scheduled no later than 10:00 a.m. on the day stipulated in the contract. In the event that you are unable to occupy the flat on the day booked or at the scheduled time due to personal reasons, strikes, or difficulties during the trip, no reimbursement will be made. The same rule also applies in the case of early departure.
Standard rate: no penalty from the time of booking up to 14 days from the start of the stay;
up to 7 days stay start date: 50% of the cost of the stay
from 6 days stay start date to no-show or early departure: 100% of the cost of the stay;
Prepaid rate: 100% penalty from the time of booking until the day of arrival; the amount paid at the time of booking will not be refunded for any reason and cannot be used with vouchers.
Rate with Insurance: the BeSafe Rate guarantees cancellation for unforeseen events and offers a refund of up to 100% of the prepaid amount in accordance with the Insurance Policy applied at the time of booking.
Guests must accept your house rules before booking.
It is not permitted to accommodate more people than the number provided at check-in. Even the occasional presence of overnight guests will result in registration with the P.S. and a penalty of 100 euros. Please respect the rules of good neighbourliness and keep quiet between 14:00 and 17:00 and between 23:00 and 8:00. Scrupulous waste separation is practised in San Teodoro. Guests are requested to follow the instructions they find in the house. It is not allowed at check-out, with some exceptions, to leave rubbish in the house, guests must dispose of it in the ecological islands scattered in the municipality of San Teodoro. Pets are allowed in some houses with prior authorisation from the agency. Smoking is not allowed in the house and events such as parties and group celebrations are not permitted.
Arcos Vacanze s.r.l.s. reserves the right to replace the booked flat with an offer of equal value in the event of a serious unforeseen event. In case of force majeure, wars, calamities and the like Arcos Vacanze s.r.l.s. will cancel the contract returning the sum paid. Tenant’s obligations: a deposit of € 200.00 (or € 300.00) must be paid by credit card when the keys are handed over. If this deposit is not paid Arcos Vacanze s.r.l.s. reserves the right not to hand over the keys. The occupation of the flat is limited to the number of persons mentioned in the contract. The person in charge may forbid the entry of excess persons.
The deposit will be fully refunded within seven days only after a positive check of the state of the flat by one of our operators, as well as of the waste disposal. The disposal of residual waste at check-out is the responsibility of the client: 50 euros will be deducted from the security deposit in the event that it has not been disposed of by the client at check-out. In the event of damage or any breakage to objects or property, and the lack of and/or damage to any linen that may have been booked, compensation shall be paid at the market price. Should the amount of the deposit fail to cover the amount of the damage, Arcos Vacanze s.r.l.s. shall be entitled to withdraw the remaining amount from the credit card for full compensation.
Early departures must be communicated to Arcos Vacanze s.r.l.s. at least 1 day before, in order to facilitate the check of the flat, but in case the departure should take place outside our opening hours (8-13; 16,30-20), the deposit will be returned by bank transfer or by pre-authorisation, after the ritual checks. Arcos Vacanze undertakes to send a copy of the cancellation by email or other messaging service.
The tenant undertakes to occupy the flat respecting all rules of good neighbourliness. The cleaning of the kitchenette, dishes and kitchen equipment is the responsibility of the tenant, as it is not included in the final cleaning. Otherwise, the cost of the service is €50.00, which may be deducted from the deposit.
In cases where Arcos Vacanze s.r.l.s. is not to be held responsible, no responsibility shall be attributed to Arcos Vacanze s.r.l.s. for any damages, injuries, thefts, undrinkable water, negligence on the part of the tenant and inconveniences in general that may occur in the flat.
The Court of jurisdiction for any dispute arising from this contract shall be the Court of Nuoro.
